Choosing a Home Inspector

Although seperate from the mortgage process, having a home inspection completed on your new home can save you hundreds or even thousands of dollars in costly repairs.  Mortgage companies are required to have your new house appraised in order to determine its value, but most of the information and data gathered for the appraisal report is based on recent sales in your area in comparison to the new property (only minor adjustments are made for the condition of the new property).  In most cases, the appraiser is required to inspect the property, however; the appraiser only inspects the property for major problems and defects and should not replace the need for having a home inspection completed.
